Tahir Khan is a man of vision. Having studied business management (HONS) at Kingston University he was keen to become the master of many ventures. Completing his degree by the end of 2006, he was open to opportunities by attending networking events and exploring different ways to make a living for himself.
In 2007 his first venture, Tahir Beef Jerky, offered a healthy alternative snack to the daily consumer. He used some of his student loans as an investment fund and started selling it on Amazon and eBay. Today, it is still listed on Amazon.
In 2011, Tahir ventured off to Afghanistan as an independent consultant. He worked with US Marines as a cultural advisor ensuring information conveyed was accurate and taking into account any subtle changes of behaviour, shifts in understanding the attitudes and reactions of people to what was presented.
He took a leap of faith and decided to learn about property strategies and real estate. In November 2016, after spending all his reserves and savings on his education, he was keen for opportunities, however, had such limited funds to do anything or even to pay his rent. Having a background of working hard, playing hard, he kept going. He managed to raise £1000 (GBP) from a friend.
It was 9th of November when Tahir found High End Apartments LLP. This became a new chapter of success. He acquired his first serviced apartment based in South Kensington. He viewed the property, completed due diligence and decided to obtain it as a serviced letting. Tahir requested the agent to ask the vendor of the property to take on his property as a company let. The next day the agent offered Tahir the green light to move forward.
He took on board the two-bedroom duplex apartment, however, was wondering where to raise funds to pay the preliminary deposit, rent advance and some contingency funds to dress up the property to make it look presentable. He decided to do a cash flow projection for the next twelve months based on comparable and the due diligence he had done earlier.
Once everything was on a spreadsheet, Tahir started to approach different investors in and around his proximity. He decided to approach individuals who had connections with different property groups and managed to arrange meetings. A gentleman named Milan Patel, who was a financial analyst by profession, impressed by what Tahir presented, he started seeing Tahir an investable person. He invested funds for Tahir’s first project.
The first three months of the start-up business was a pragmatic life experience for both. To cover the rent and shortfalls, Tahir worked as an Uber taxi driver during evenings for the first two months. They eventually experience some improvements in the 3rd and 4th month as they had vast bookings thus as a result had healthy cash flow. It was the end of January when Tahir approached Milan once again to acquire a second apartment in the prime location of Chelsea.
At the end of February 2017, Tahir formed his second company Beverley Hills Estates Limited. Presently running successfully, Tahir has a team of four managing maintenance and repairs of properties, logging repairs reported by the tenants, managing maintenance personnel and contractors, carrying out inventories, check-ins and checkouts, arranging and carrying out quarterly inspections on conditions of the properties, sourcing new contractors and negotiating rates, sourcing materials, dealing with supplier invoices, management of certificates i.e Gas Safety, ECIR, EPC and ensuring they are valid along with building good relations with the tenants, landlords and suppliers.
With two successful business ventures under Tahir’s belt, it offered him more confidence in approaching more investors. With the initial two new apartments added, made his portfolio to four apartments all in zone one. Further on adding more apartments in May, June and July to the portfolio presently obtaining eleven apartments with six joint venture partners.
Lately, Tahir involves himself with networking alongside senior professionals and gaining information and bringing opportunities to the table. He is looking at acquiring a block of apartments and by end of this year he is projecting his apartment portfolio may grow to twenty-five units from eleven in and around London.
Tahir has unlimited faith and hope in life, which drives him to accomplish things. He states, “I have always been putting myself out there to socialize and be friends with different people from different backgrounds. I look at myself as being an approachable and consistent person which has led me where I am now. I am thankful for people and friends around me who have been kind and supportive of me.I have always had a strong faith and belief in myself anything and everything is possible.”
